Rancho Codorniz is seeking an experienced California hospitality co-developer and operator to turn a mature desert-retreat concept into a permitted, commercially viable property.

Current stage

Brand and experience concept established. No site is controlled, development partner appointed, or professional feasibility study completed. We are preparing for those next steps.

Three lodging types. One shared guest experience.

Sleeping pods

Compact, design-led stays for one or two guests. An enclosed, comfortable room and private outdoor space, subject to an approved building system.

Container homes

The other principal lodging type: a small kitchen, bathroom, indoor–outdoor living, and a roof-deck concept. Commercial-code, thermal, and structural costs still need testing.

Family casitas

Only two or three larger casitas in the long-term creative brief, serving families and longer stays. No total key count or site capacity is approved.

The Oasis, Casa Sabia, food, and small cultural gatherings create the shared experience. Their opening scope must follow legal feasibility, water and infrastructure capacity, operating cost, and funding.

Our working ambition is a first operating resort phase by September 2029—not a confirmed opening date. The first year must establish a capable sponsor team, a controlled site, a credible approval route, and site-specific costs and operating economics. A small pilot and a direct hospitality first phase will be compared before the room count is set.
